Common Covenants

Covenants are promises that a property owner makes when purchasing real estate, usually a home. Renters agree to abide by covenants applicable to the property where they live.

Under Texas law, a municipal utility district -- like Springwoods -- has authority to enforce covenants to protect the value of its tax base. To protect the value of its residents' investments in their homes, the MUD Board has adopted policies related to the enforcement of restrictive covenants. For a copy of that policy, click here.

Covenants may vary from section to section of Springwoods MUD. Here are some provisions common to several sections.

  • Mobile homes, campers boats, trailers, derelict or junk vehicles, racing vehicles and vehicles without a current license tag may not be visible from the street nor parked on the street. Motor vehicle repair, except for emergency repairs, is prohibited.
  • The parking of vehicles in front or side yards, on sidewalks, or on the apron or sidewalk area of the driveway is prohibited.
  • The size and location of outbuildings may be limited in some sections. A common maximum dimension is 6 ft. X 10 ft. X 8 ft.
  • No rubbish or trash may be placed on any lot, except in approved, sanitary trash containers.
  • Lawns and landscaping must be maintained in good order.
  • Operation of home-based businesses may be restricted.
